Sands Point

Start your search with the route from each home to Port Washington's shops, services, and train station. A home farther along the peninsula can have a different daily travel pattern from one closer to the village entrance. Test the trip at the time you expect to make it.

Kings Point

For Kings Point, evaluate the route to Great Neck's shopping areas and train station. Kings Point is not on the Port Washington peninsula. The two areas should be toured separately so that your comparison reflects the actual roads and destinations you would use.

Homes and outdoor space

Both searches can include substantial homes and waterfront properties, but the village name does not tell you what a particular listing offers. Compare the usable layout, condition, lot, outdoor space, and setting of the homes available when you are ready to buy.

  • Waterfront or water view: Ask what access is included with the specific property. A photograph of the water does not by itself establish shoreline access.
  • Outdoor space: Walk the grounds and note slopes, usable lawn, mature trees, and proximity to neighboring homes.

Which LIRR station should you compare?

For a Sands Point home, start by checking the route to Port Washington station. For a Kings Point home, start with Great Neck station. Both stations are on the LIRR's Port Washington Branch; that branch name does not mean every rider uses Port Washington station.

Use the MTA's current Port Washington Branch timetable to compare departures and the Manhattan terminal you need. Include the trip to the station, parking or drop-off, waiting time, and the final trip to your destination. Test that complete journey before treating a quoted train time as your commute.
