October is one of the best months to be in Massapequa and Massapequa Park. The leaves are turning in the Massapequa Preserve, Marjorie Post Park is full of families, and the calendar is packed. Whether you've lived here for decades or you're thinking about buying your first home on the South Shore, here's what's happening around town this month, plus a few school and development updates every homeowner should know about.
DogFest Long Island Comes to Marjorie Post Park on October 10
This Saturday, October 10, Canine Companions hosts DogFest Long Island from 11 a.m. to 3 p.m. at Marjorie R. Post Community Park, 451 Unqua Road. The event is free and open to everyone. It raises money to provide service dogs to people with disabilities.
Expect games, kids' activities, speakers, music and service dog demonstrations. You can register and start fundraising at Canine Companions’ DogFest page. Canine Companions was founded in 1975. It has placed more than 8,900 trained service dogs with adults, children and veterans, at no cost to the people who receive them, and more than 400 people are on the waiting list for a new partner.
If you're bringing your own dog, a few rules apply:
- Dogs must be social and comfortable around people, other dogs and crowds.
- Vaccinations, including rabies, must be up to date. Puppies must be at least 4 months old and have finished their puppy shots.
- Leashes can be no longer than 6 feet, and female dogs in heat aren't permitted.
The Town's Free Family Fall & Halloween Festival on October 24
Two weeks later, the same park hosts the Town of Oyster Bay's Family Fall & Halloween Festival. It runs Saturday, October 24, from 1 to 4 p.m., rain or shine. There's a U-pick pumpkin patch for kids (while supplies last), a Halloween hayride, games and giveaways, inflatables and food trucks. Costumes are encouraged. Outrun the Stigma 5K in Massapequa Park
Runners have a reason to be up early that same Saturday. The 5th annual Outrun the Stigma 5K Run/Walk supports mental health awareness among first responders. The Elite Feats registration page lists bib pickup from 8 to 8:45 a.m. in Municipal Lot 1, the ceremony is at 9 a.m., and the race starts at 9:15 a.m. at Front Street and Park Boulevard in Massapequa Park. The course was designed by the NYPD Triathlon team. It starts on a closed road and then heads into the Massapequa Preserve, about half on dirt and gravel trails and half on paved paths. There's also a kids' fun run for ages 1 to 10, scheduled for 8:45 a.m. Registration and current fees are on the race’s Elite Feats page.
A Symphonic Spooktacular on October 25
To finish the weekend, the Massapequa Philharmonic presents Symphonic Spooktacular on Sunday, October 25, from 3 to 5 p.m. at Berner Auditorium, 50 Carman Mill Road. Guest conductor Paul Little leads a Halloween program that includes Night on Bald Mountain, Danse Macabre and the "Witches' Sabbath" from Symphonie Fantastique. Violinist Yujin Kang is the featured soloist. See the orchestra’s event page for the Eventbrite ticket link. At the door, adult admission is $20; a $20 donation is suggested for students and seniors 65+. Costumes are welcome.
School News: A New Gym and Eight All-State Musicians
For many buyers, the Massapequa School District is a big part of the appeal, and there's good news this fall. Massapequa High School recently unveiled a full renovation of its main gymnasium. It replaced the original floor, which dated to the school's construction in the mid-1950s, and added new bleachers, a new ceiling, new lighting and fresh paint. Work started at the end of May. The district says the project is part of a long-term capital plan the Board of Education requested to upgrade facilities across the district.
Eight Massapequa High students have also been named NYSSMA All-State musicians. Seven chorus students will perform at the All-State Winter Conference in Rochester December 3 to 6, and one orchestra student was named an alternate. Each one earned a perfect score of 100 on a Level VI solo evaluation.
Development Watch: A Self-Storage Proposal on Old Sunrise Highway
On October 6, the Oyster Bay Town Board heard an application for a special use permit for a self-storage facility at 5596 Old Sunrise Highway, a property now owned by London Landscape. According to the applicant's representative, the plan calls for:
- A three-story, 101,352-square-foot building on about 1.94 acres in the general business district
- 25 parking spaces, with no variance needed
- Dark-sky-compliant pole lights no taller than 14 feet, plus evergreen screening and shade trees
If it's approved, it would be Massapequa's third self-storage facility. Supervisor Joseph Saladino asked for denser evergreen plantings to create a "green, living wall" for nearby homes. Councilmember Steve Labriola noted that the last self-storage application the board reviewed was reduced to two stories because of neighbor concerns. According to the October 6 report, the board did not vote and left the record open for 30 days of public comment. If you live nearby, now is the time to weigh in.
What It Means If You're Buying or Selling in Massapequa
Events like these are part of why Massapequa and Massapequa Park stay in demand. Buyers aren't just buying a house. They're buying a weekend at the park, a walk through the Preserve and a school district that keeps investing in its buildings.
The wider market is still competitive, even with higher rates. About 56 percent of September closings in Nassau and Suffolk sold above their final asking price, and Nassau's median sale was $832,500, based on an analysis of OneKey MLS data. Freddie Mac's 30-year fixed average was 7.28 percent on October 1. Homes that are well priced and well presented are still drawing strong offers.
